I am a novice property investor with some background as a paralegal who had to study real estate law. The procedure for buying undeveloped property varies from state to state but typically involves researching and legal and recording/registration of property and tax assessor/collector. Transaction docs between buyer and seller. Escrow if it’s enough money. Bank stuff if you finance. Not rocket science but not easy to know and I had forgotten a lot since class.
I found a property I think on Landwatch. Stephen and Michelle of Foothills Home Solutions were responsive and courteous. They had a clear process they were able to explain after I asked. SC uses lawyers to close sales and they were able to have the seller cover costs. I can’t guarantee they can do this every time but it was helpful.
I ended up buying two adjacent undeveloped properties in Oconee County. The buy was smooth and not stressful.
I signed up for updates with them and continue to look at properties they represent or acquire.
It is not easy to find courteous people invested in helping clients, who offer square dealing. I highly recommend it for first-time or experienced buyers alike.
